The Yamuna Expressway Industrial Development Authority (Yeida) has launched the YEIDA 821 Residential Plot Scheme 2024. To provide affordable housing and residential plots to all the citizens of Noida the authorities have launched the YEIDA 821 Residential Plot Scheme. All the plots that will be available for sale under the scheme are located in sectors 18 to 24A. The main feature of all the plots available for sale under the scheme is that day are near the Noida International Airport. All the citizens who want to avail the benefits of the scheme can visit the official website and fill out the application form online.
What is YEIDA 821 Residential Plot Scheme?
After seeing the immense response from the YEIDA 361 plot scheme, the authorities have decided to launch another residential plot scheme. Under this scheme, the authorities will provide smaller plots for all the buyers who want to build their houses near the Noida International Airport. The authorities have introduced plots of various sizes including 120 square metres (sqm), 162 sqm, 200 sqm, and, for the first time 250 sqm as well. According to the sources, all the farmers who will buy plots under the scheme will get 17.5% reservation. The applications for the scheme will start from 31st October 2024.

The objective of Yeida Plot Scheme
The main objective of launching the Yeida Plot Scheme is to provide plots to citizens who want to build their houses near the Noida airport. These plots are specially designed to build houses and residential. There are a total of 344 plots available under Sector 24a in Noida and 477 plots available in Sector 18โs blocks 9A and 9B. The scheme mostly includes small plots with the largest of 250 square meters. All the citizens who want to avail themselves benefits of the must fill out the application form before the last date which is 30th November 2024.

Eligibility Criteria
Eligibility for General Category
- The citizens who are purchasing the plots must be above the age of 18 years and if in a partnership must have a valid contract.
- All Indians/Non-Resident Indians who are neither in any way prohibited by the Government of India nor by the U.P. Government under any specific rules to purchase any immovable property in U.P. shall be eligible to apply.
- All the citizens who are eligible can only apply for one plot under this scheme of any category. Those who have been already allotted residential plots or flats in any scheme are not eligible to get allotment under this one.
- If it is found that the purchasing citizen’s wife or children or parents have any plot under the scheme already done the whole money will be forfeited by the authority.
- The citizens can apply in joint name (Co-Applicant) only if it is immediate family (mother/father/brother/sister/ son/ daughter/ husband/ wife) with proof of family relation. Other than these relations cannot apply.
- The citizens and his/ her spouse both can participate in the scheme. In case both of them are allotted plots, then, within one month of the date of allotment, one of the plots should be surrendered by the applicant’s husband or wife.
Eligibility for reserved category:
- The citizens who are purchasing the plots must be above the age of 18 years and if in a partnership must have a valid contract.
- Only those citizens who are Industrial establishments or their managing Director/full-time Director(s)/Proprietor/Partner(s)/Trustee(s) and Tenure-holders/Co-tenure Holders of the land acquired by Yamuna Expressway Industrial Development Authority or in Jewar 6 Airport will be eligible, assuming they have not been allotted any residential plot/flat in the earlier schemes of the Authority.

Payment Process
- All payments can be made online on the website of Yamuna Authority i.e. www.yamunaexpresswayauthority.com /Online Property accounts system through payment gateway. No offline payment will be accepted.
Adjustment and Refund of Amount
- In case the applicants are successful the registration money that the applicant has paid will be adjusted against the total payable premium of the plot.
- In case the applicants or unsuccessful the registration money will be refunded without any interest if the period of deposit of such registration money with the Authority is less than one year from the date of draw. However, if the period of deposit is more than one year, the prevailing simple interest rate of saving A/c in SBI shall be paid for the period of deposit exceeding 1(one) year.
- The applicants must mention their mobile phone numbers, Bank Account Numbers, Bank name, IFSC code, and address of the Bank along with the canceled Cheque for the same account in the application form so as to facilitate the issuance of the refund NEFT/RTGS by the registering banks.
Allotment Process
- The allotment process for all the plots under the scheme will be done by the drawing of plot numbers.
- The first draw shall be conducted for all the applicants who have paid their amount fully in one shot.
- After the completion of the first round, the second draw will start for all the unallotted plots where the applicants who have paid half of their amount can get to choose.
- If some plots are still uneducated the third round will start for all the applicants who have paid 30% of their total amount.
- The draw shall be undertaken for each category separately.
YEIDA 821 Residential Plot Scheme Apply Online 2024
STEP 1: All the citizens who want to apply for the YEIDA 821 Residential Plot Scheme can only submit their application by visiting the website of the Yamuna authority i.e. www.yamunaexpresswayauthority.com through payment gateway/ net banking.
STEP 2: : The citizens can visit the official website and avail of the application form by paying fees of INR 600 on the website.
STEP 3: After getting the application form the citizens must complete and sign the application form along with the required registration money and all the required annexures must be submitted online.
STEP 4: If the application is incomplete in any respect whatsoever if any column is left blank or if the photo is not pasted at the designated place or mentions an incomplete or untrue address or if no signature or thumb impression is found on the declaration or entered wrong details in the application form, the application shall not be considered at all.
